General Notes:
This property dates from around World War II. A three bedroom semi-detached with a 74ft rear garden. The boiler was replaced in late 2024 and the heating system uses 15mm bore pipes. The windows and front & back door appear to date from November 2010 according to the manufacturers dot matrix production codes on the inner frames and are in clean order. The kitchen fit looks mid-1980s, but the sink and double oven look relatively new. An SSE sticker notes that the electricity meter was replaced in 2019 and there is an older type of plastic cased electricity consumer unit (fusebox) that will not comply with the latest regulations. Buyers should factor in the replacement cost. The extension appears to date from approximately 1982 (the original architect’s drawing is on kitchen shelf). We understand the garage was built of breeze blocks with an asbestos roof in the 1970’s. The shower room has had limited use and is about 10 years old but doesn’t look it.
